Selling condo FSBO in northern NJ. Advertising tips???

I am having an open house this weekend for my condo in northern NJ.

Regarding advertising:

1) I have advertised the 'Open House' in this Sunday's paper, which gets quite a large amount of readership.

2) A colleague reminded me of community boards which provide free advertising. For example the ones they have in super markets.

Does anyone know some stores 9supermarket chains etc.) or, better yet, web sites (since I can cover more online locations than physical locations in a given amount of time) that provide a place for free advertising?

3) How good are sites like forsalebyowner.com?

I know they provide the capability to put a listing on the local MLS,
for an additional fee of course.
If I place a listing for my condo on the MLS, does that mean I am required to allow realtors?

4) I am buying some Open House (FSBO as well if it doesn't sell this weekend) signs.


Side note:
I am considering giving any realtor that comes with clients a 2% commission structure, depending on how many offers I get.


Any tips on adertising techniques and/or other general suggestions would be greatly appreciated!

Don't put your address in the ad.

go to the bookstore and read up on some books about FSBO. There's a ton of info out there.

We bought our house FSBO. Was a great experience. After dealing with a bunch of realtors and not really enjoying it, I will probably sell our house this way as well.
